Bathroom Exhaust Fan Installation in Northern Virginia | Expert Installation

Challenge

A homeowner discovered black mold behind the bathroom ceiling paint and along the shower grout. An investigation revealed the original 1994 exhaust fan was venting directly into the attic, depositing warm, moist air onto the attic insulation and roof decking. The existing fan was also underpowered at only 50 CFM for a large master bathroom.

Solution

AJ Long Electric removed the old fan and installed a Panasonic WhisperCeiling 150 CFM unit sized for the 120-square-foot master bath. We routed new 6-inch insulated ductwork through the attic to a new roof cap vent, eliminating the attic moisture dump. A humidity-sensing wall switch was installed for automatic fan activation.

Challenge

All three bathrooms in a 2003 townhome had original builder-grade exhaust fans that were loud, ineffective, and one had stopped working entirely. The second-floor hall bathroom had visible mildew on the ceiling, and the ground-floor powder room had no fan at all despite having no window. None of the existing fans had been cleaned in years.

Solution

We replaced both second-floor exhaust fans with Broan-NuTone ultra-quiet 80 CFM models using existing ductwork after cleaning and inspecting the ducts. For the powder room, we installed a new Panasonic WhisperFit 80 CFM fan with a new duct run to an exterior wall vent. Each bathroom received a timer switch allowing 20, 40, or 60-minute run times.

Challenge

During a bathroom renovation in a 1968 split-level, the homeowner wanted to replace a bare ceiling light fixture with a combination unit that provided ventilation, lighting, and supplemental heat for the cold winter mornings typical in their poorly insulated bathroom. The existing wiring was a single switch leg with no dedicated circuit.

Solution

AJ Long Electric installed a Broan-NuTone combination fan-light-heater unit with a 1500-watt heating element, 100 CFM fan, and integrated LED light. We ran a new dedicated 20-amp circuit from the panel to support the heater element and installed a four-function wall switch for independent control of fan, light, heat, and night light.

Challenge

A high-end master bathroom renovation featured a 200-square-foot space with a freestanding soaking tub, oversized steam shower, and separate water closet. The architect specified independent ventilation zones to handle the extreme steam production from the walk-in steam shower without over-ventilating the rest of the bathroom.

Solution

We installed two exhaust fans: a Panasonic WhisperCeiling 200 CFM unit directly above the steam shower with a dedicated humidity sensor, and a separate 80 CFM unit in the water closet area. The steam shower fan was connected to an inline duct booster to handle the 12-foot duct run to the roof cap. Both fans operate independently with separate controls.
